SIERR at McKinstry Station

Originally built as a train repair depot in 1907, the Spokane & Inland Empire Railroad (SIERR) building at McKinstry Station is designated a national, historic landmark. In 2010, McKinstry, a full-service design, build, operate and maintain (DBOM) firm, began a $20M renovation, converting the turn-of-the-century building into an innovative, energy-efficient Regional Inland Northwest headquarters for the company. McKinstry chose to occupy about 30,000-square-feet of the 68,000-square-foot structure, opening the remaining area to retail tenant space.

Located between Gonzaga University and the Riverpoint Campus in Spokane, Wash., the LEED®-Gold structure includes several sustainable features, including ground-source heat pumps, a rainwater harvesting system, a waste-heat recovery system, and a radiant heating and cooling system as well as snow melting system from Uponor.

Designed to save 50 percent more energy than a LEED-minimum building, the structure is also 40% more efficient than ASHRAE 90.1 standards. This energy efficiency is largely due in part to the radiant heating and cooling system which marries well with the geothermal system featuring 25 vertical bores deep into the earth.

McKinstry’s Sustainability Consulting Group worked with the design and architecture teams to ensure all plans were consistent with the project’s environmental goals, and guided the construction team on green construction practices. Gary Babb of PacWest Sales, Inc. supplied the Uponor radiant and snow melting products, which included Wirsbo hePEX™ tubing and TruFLOW™ manifolds, as well as design assistance for the systems.

After its completion in October 2011, the building became just one of a handful of LEED Gold-certified and high-performing historical buildings in the United States. It is a prime example of how sustainable renovation can integrate efficiency measures into historic buildings that preserve our connection to the past.
